How to Buy Land with No Money Down?
Most buyers don’t even ask this question — and honestly, that’s the ideal scenario. Having the funds ready is by far the smoothest way to join the Airpark community of enthusiastic pilots and nature lovers.
But Airpark Samara isn’t just a real estate project — it’s a place where passion meets freedom, and where nature offers something more than just beauty. With large lots, towering trees, and a unique energy that flows through the land, many of our residents say they feel grounded, inspired, and connected here in ways they hadn’t expected.
Still, we know that sometimes the money has recently gone to other priorities — a new plane, a property back home, or something else entirely. In that case, you may have assumed that buying land wasn’t possible without full funding in place.
But we’d like to point out that flexible payment options may offer a solution — especially if you’re dreaming of joining the community at Airpark Samara in Costa Rica. You might be wondering how to buy land with no money down, and whether that’s even possible.
Spoiler: in some cases, it is.
Working Hard for the Money
Some people believe they need to keep working hard for the money before they can live their dream. But at Airpark Samara, we see it differently.
If your heart is here, the timing might be better than you think. With no money down options and flexible payment plans available, the door may already be open.
Land prices are rising, more lots are being sold, and the investment opportunities you see today could look very different in two, five, or ten years. All around us, quiet spaces are turning into beautiful homes — and the landscape is evolving fast.
This might be the right moment to stop waiting and start living — surrounded by nature, freedom, and kindred spirits who share your passion for flight.
You may have already thought about how to make this dream possible — or maybe you assumed you couldn’t move forward without having all the money upfront. Either way, it’s worth exploring the options that do exist.
From land owner financing and private lending, to using a home equity loan or even a short-term solution like bridge financing, there may be more flexibility than you expected — especially if you’re hoping to invest in a lot at our airpark in Costa Rica with no money down.
Let’s take a closer look at each option and how it might fit your personal situation.
Land Owner Financing: Option 1
You could take advantage of our land owner financing to secure your property. This means that we, as the current owners, are willing to finance your land purchase under the condition of a 50% down payment. For the remaining amount, we offer a flexible payment plan — allowing you to get started now with buying your lot and building your dream (hangar) home.
This option is also known as owner carry, and it gives you the flexibility to move forward without having to sell your house or assets back home first.
Naturally, we do require basic guarantees and interest payments during the financing period. But once the final payment is made, the property will be fully titled in your name. In the meantime, we provide the necessary assurances so you can begin building right away.
As a non-resident of Costa Rica, land owner financing can be the ideal solution — especially compared to trying to get a mortgage from a local bank, which is often difficult or even impossible for foreign buyers.
With this option, you gain security by making monthly payments directly tied to your land, and you receive a fair financing plan that’s fully connected to the property you’re purchasing.
We’re happy to offer reasonable and flexible seller financing, because it’s in both our interests: you can start building your dream home now, and we can support a smooth and confident path to full ownership.
Private Lending: Option 2
If you’d rather borrow the money from someone you know instead of choosing owner financing, you might consider asking a friend, family member, or fellow pilot for private lending support. In this kind of arrangement, you can define the terms together — including collateral, flexible payment options, and any other conditions that make the agreement work for both sides.
Especially in the case of wealthy parents, borrowing the money now can offer a significant advantage — instead of waiting to inherit and potentially facing high estate taxes later on. It’s not the most pleasant topic, but the reality is this: in the United States, making a loan now could reduce the size of a taxable estate. In Canada, where inheritances are subject to capital gains tax, it could also remove future growth from the estate’s tax exposure. In many European and Asian countries as well, it’s generally more tax-efficient to give private gifts or family loans as part of a living inheritance rather than waiting until after death.
By the way, when the money is structured as a loan — with a contract, clear repayment terms, and optional interest — it generally doesn’t count as a gift or inheritance for tax purposes.
In the Netherlands, we have a saying: “It’s better to give with a warm hand than a cold one.” In other words, why wait until you’re gone to help the people you care about?
Plus, if you buy land at Airpark Samara in Costa Rica now using family capital, you’re converting that money into real estate — an asset that holds its value and is likely to appreciate over time. You’ll move the funds out of your home country, and in the future, when you sell the land, you could share the profits — and even the interest — with your family members.
Refinance Your Home: Option 3 – Home Equity Loan
Many buyers already own a home in their country of residence, which they can refinance through a home equity loan — essentially a second mortgage used to finance their land purchase at Airpark Samara. If your current property has increased in value and you’ve paid down a good portion of the original mortgage, this could be a smart way to unlock capital. Some homeowners may even consider a reverse mortgage, depending on their age and situation.
Compared to financing through a Costa Rican bank, home equity loans often offer lower interest rates. Plus, you’re already a known and trusted client at your local bank, which can speed up the process considerably.
For buyers in the U.S. or Canada, this can be a great complement to our flexible payment structure and is often one of the fastest and most accessible ways to fund a real estate purchase abroad.
Bridge Financing: Option 4 – A Short-Term Loan to Secure the Cash Deal
Bridge financing is a short-term loan that helps you move forward with a purchase while you’re waiting for other funds to come through — such as the sale of a property, a home equity loan, or incoming investments.
If you don’t have all the money right now, but you know it’s coming soon, this could be an ideal solution. It’s especially helpful if you want to take advantage of a cash deal — for example, one of our already segregated lots that can be titled directly in your name.
We occasionally offer select lots at a sharp, pre-sale cash price — but they must be paid in full upfront. In that case, bridge financing might give you the speed and flexibility you need to secure the deal before someone else does.
If you’re interested in this pre-sale offer, feel free to contact us to go over all the details. A cash deal always requires 100% payment at the time of purchase, and because of that, we’re happy to offer you a discount on the selling price.
A Place Where Passion, Nature, and Freedom Come Together
At Airpark Samara, we believe that passion — not possessions — is what truly brings people together. Whether you build a luxurious hangar home or a simple pilot’s retreat, it’s your love for flying, freedom, and nature that matters most.
This is more than a gated airpark. It’s a living landscape where majestic trees, wide open skies, and the gentle rhythm of tropical life surround you every day. The lots are generous — not just in size, but in soul. With breathtaking nature, privacy, and silence all around, you’ll find a different kind of wealth here.
Many say the land carries a special energy. It grounds you. Inspires you. Reminds you of what truly matters.
That’s why we’re creating a community — not just of fellow pilots, but of kindred spirits. People who value connection over competition. Simplicity over status. And joy over speed.
If that speaks to you — whether you come with cash or with courage — you’re welcome here.
As Pieter always says:
“There’s plenty of money in the world — you just have to go looking for it.”
At Airpark Samara, we believe money should never stand between people and their dreams. Whether you have the means to build your own castle, or you’re a passionate pilot dreaming of a cozy hangar home — there should be space for you here.
Because in the end, our vision is to create a community of like-minded people. A place where we wave at each other as we taxi down the runway. Where we gather in the clubhouse not to compare achievements, but to share stories — heart to heart — about life, nature, and what really matters.
Whether you arrive with cash in hand or just a big dream and a plan — if you feel called to be part of this, let’s talk.
